For those of you who need a large property,
want to be between Florence and Siena, and
want to be an easy walk from a town, this is
the property for you. This elegant country
house, restored by its architect owner
consists of a main house which can sleep 14
people, a guest house for 2 / 3 people, a
garden house for 1 / 2 people, Rick's house
for 4 people and the spa, which can
accommodate 1 / 2 people.
Located about 200 meters from the town of
Barberino Val d'Elsa, guests can find all
sorts of shops and services. Given its close
proximity to town, the Podere preserves
absolute privacy, thanks to the 37 acres of
olive trees that stand between the town and
the guest houses. In this area there is also a
small vineyard, fruit trees, and a garden from
which there are breathtaking views.
Built in the 1800's, in the typical Tuscan
style, the villa has over 6000 sq. ft. on two
floors and a central tower. The many large
windows and doors allow the sun to filter
through and gloriously illuminate the
interiors. The house has brick vaulted
ceilings on the ground floor and wooden
beams on the first floor and terracotta floor
tiles throughout.

MAIN HOUSE - 14 People
On the ground floor are three areas that
make a large triple living / dining room with
a fireplace, comfortable sofas and armchairs
along with a SAT TV and CD player. The
dining area has a table for 12 plus another
table for extra guests. The second living
room has a double sofa bed and a full bath.
All areas on this floor are connected by a
corridor, off of which is a small office area
with an internet connection and a small
laundry room. There is a large double kitchen
with two stoves, 3 ovens, large American
style fridge, American coffee machine and
dishwasher. Off of the kitchen is a charming
covered terrace.
On the first floor are three bedrooms with
en-suite baths and king sized beds and
fireplaces. There is a spacious bedroom with
a double bed, two twin beds and en-suite bath.
The master bedroom has a king size bed,
en-suite bath, fireplace and dining area. All
of the bedrooms have magnificent views.

THE GUEST HOUSE - 2 / 3 People
This small restored cottage was originally
used to store hay. Its 700 sq. ft are perfectly
illuminated by its many windows and an
arched glass door with access to the garden.
The country style interior has many
luxurious touches, with wooden beam and
antique terracotta floors. The living room
has a fireplace with SAT TV and CD player,
and there is a professional kitchen with an 8
burner stove and 2 ovens, and brass
accessories. It is also equipped with a large
fridge with water and ice dispenser,
microwave, coffee machine. The interior
walls are the original stone. The small pink
bedroom has a bath with a washing machine.
There is also a hallway with a single sofa bed.
This has been exquisitely decorated with
antiques and paintings acquired by the owner
on her many travels in Europe, which give it
a warm atmosphere. The kitchen opens to a
covered terrace adjacent the private garden
with a grand wooden table and comfortable
outside furniture. Due to the many antiques
and personal belongings, this cottage is not
suitable for children.
Two double bedrooms, Il Nespolo and Il Noce, with en-suite baths and air conditioning have been added to the first floor.

THE GARDEN HOUSE #1 - 1 / 2 People
The 200 sq. ft. apartment was also part of the
hay storage in the 1800's. A large window
and a glass door illuminate the gracious and
simple ground floor with wooden beams and
terracotta floors. There is a small bedroom
with a small double bed and a corner kitchen
for breakfast. Bath with shower. Outside,
there is a small private garden.

THE GARDEN HOUSE #2 - 1 / 2 People
This 200 sq. ft. apartment was also part of the barn in the 1700's. A large window and a glass door light the gracious and simple bottom floor, with wooden beams and cotto floors. There is a double bed along with a sofa bed. In the corner is a mini fridge and TV, along with an en-suite bath. The two Garden Houses are connecting and can be used as one unit for four people.

RICK'S HOUSE - 4 / 5 People
This 1500 sq. ft. apartment is located in a
three story tower building dating from the
1200's. Recently renovated, it has wooden
beams, terracotta floors and large windows
that face both the village street and the
surrounding valley. It is located in the heart
of the medieval village of Barberino Val
d'Elsa.
Ground Floor: Typical Tuscan kitchen with
washing machine. The dining room has a
table for six and a full bath.
First Floor: Large living room with a large
fireplace with several sofas and chairs, plus a
single sofa bed.
Second Floor: Main bedroom with double
bed and view. Twin bedroom and full bath
with shower.

THE SPA
Located 15 meters from the swimming pool,
this is a perfect place for drinks with the
family or friends at the end of the day,
especially at sunset, where you can enjoy the
fantastic views. There is a BBQ, with chaise
lounges and chairs. Inside, it is air
conditioned. There is a full bath with a
Finnish sauna for 2 / 3 people. The walls are
antique stone with wooden floors. Relax in
front of the fireplace is the two chaise
lounges or workout with the gym equipment.
There is also a sofa bed. Use of this facility
is included in a two week rental, otherwise
the charge is 600 Euros for the week.

THE SWIMMING POOL
This large, oversized 29 x 52 ft. swimming
pool was designed by Flavia, the owner,
who is a landscape architect. It appears as a
diamond set in the midst of the countryside.
A breathtaking cascade falls from on end of
the pool, while you can enjoy the fabulous
views of the vast vineyards.
Amenities: SAT TV, CD player, telephone,
fax, internet connection, toys for children,
ping pong, swimming pool,
Maid service: 3 hours 3 days a week for
main villa only. Extra hours on request
